Yuli’s Truly Wealthy Story: Invested in Corner Lot in Pueblo De Oro

As a real estate broker, I carry a huge responsibility in my hands. Since I’m dealing with millions of pesos (houses don’t come cheap) I have to be extremely careful. I met Sir Yuli through one of our partner agents in Truly Wealthy Realty. Although he’s based in the States he wanted to invest in a lot in Cagayan de Oro because he wanted to someday, build his dream home here. As we was only in Cagayan de Oro for a few weeks on vacation, he needed things to move quickly. After seeing a few of our listings, he decided on a corner lot in Pueblo de Oro. We walked him through the sales process, explained the taxes and that was when he decided to put in an offer for the lot. He reached an agreement with the sellers and the deal was closed.

Rocheflume’s Real Estate Journey with Truly Wealthy Realty:Mentor & Friend turned Client

I believe that the first people you should focus on helping are those who are already within your network. I met Rocheflume Flores five years ago when I first joined Toastmasters. I also made my first investment in life insurance with Manulife through her help. I’ve never really believed in life insurance before. I’ve been investing in the stock market for many years now and I thought that was enough. But numerous conversations with Tita Roch about the benefits of investing in life insurance soon changed my mind. That, and reading Randell Tiongson’s book – Life and Personal Finance which Tita Roch gave me as a gift.

During our conversations Tita Roch mentioned to me that she wanted to invest in her first house. I assessed her needs and, based on what she wanted, showed her several houses. But since she was always traveling, she couldn’t make a decision immediately. It was after a few years when she finally decided to invest in a ready for occupancy house in Xavier Estate Phase 5, Ventura Residences. The journey we travelled wasn’t as smooth as I wanted it to be. We hit some bumps along the way but thankfully everything turned out well. In fact, I just turned over her unit to her last week. It’s now scheduled to be remodeled by her Architect Russell Legaspi. I can’t wait to see the finished product!

Mike and Maria’s Truly Wealthy Story: Dream Retirement Home Purchased

What I love about being a real estate broker is the people I have the opportunity to help. Not only do I get to serve their real estate needs, I also get to make new friends. One such couple that I had the privilege to help was Mike and Maria.

Mike and Maria were first time home-buyers looking for a home in Cagayan de Oro City. I’ve been in contact with Maria for the past 2 years. We would chat from time to time about the happenings in Cagayan de Oro, the new listings we had and other things not related to real estate . Then last year, Ms. Maria informed me that they were flying home. They’ve been based in the States for the past couple of years and they decided they wanted to retire in Cagayan de Oro. We met up and I educated them on what makes a good real estate investment. Real estate may be good investment – but this is not true at all times. Because when you buy at a high price, you’ll have trouble making money when you want to sell in the future. Money in real estate is made when you buy, not when you sell. So as a buyer, you need to be sure that you’re buying at a good price. Another thing to consider is that real estate market prices differ from city to city and country to country. So if you come from a different city or country, you need a competent broker to advice you on the current market prices.

After numerous site visits (we visited more than 10 houses), they decided to invest in a beautiful 2-storey house in Xavier Estates. It was already furnished and only a few months old – practically brand new. Plus Xavier Estates has 24/7 security and fabulous amenities.

Dindo and Marichi’s Truly Wealthy Story: Lot Sold in Less than 1 Month

I’ve always believed that that every property has buyer. But in order to sell a listing fast, it needs to be listed at the right price. Otherwise, it will sit on the market for months or even years.

I listed Sir Dindo and Ms. Marichis’ Golf Estates lot last August 2016. Less than a month after, one of our affiliates brought a buyer to their lot. They negotiated and managed to come up with a selling price that both parties agreed with. We did the due diligence and in less than a week, the deal was closed.

Marketing a listing can be tricky – especially if it’s located in a high end market like Pueblo Golf Estates. So in order to reach the right market, you’ll need to do target marketing. Another thing sellers must consider is to market at the right price. Because if the price is too high, then buyers wont bother to inquire because they’ll think you’re not a serious seller.

Mr. Dindo and Ms. Marichi were able to sell their lot less than a month after listing it with Truly Wealthy Realty because of the following formula: Right pricing + right marketing + competent real estate broker.

So how do you know if your price is right? Set a meeting with the best real estate broker you know and avail of a property consultation. In setting a selling price, you cant just pick up a number out of thin air (a lot of owners seem to do this). There has to be a basis for your pricing. A good broker will run you through the process on how to set a fair selling price.
