4 Reasons Why I Like This 4 Bedroom House in Xavier Estates

When I first started out as a real estate broker, I had no experience, very few connections and very little money. But I still went ahead because I felt like this was the career for me. It was exciting and fun. I had the freedom to work whenever I wanted to – which as it turned out was most of the time as I enjoy it so much I don’t even see it as work.

The challenge when you’re starting out is that you need to put in maximum effort. I was 24 when I started my real estate career and so my friends (who were mostly my age) didn’t have enough money yet to invest in real estate. Most of my relatives where in Iligan, so I had to look for CDO based clients. Sales is tough when you’re starting out. But when you hang in there, it will get easier. Now, I get quite a few referrals from old clients. People now PM me randomly on Facebook to inquire about real estate investments in CDO.  It becomes easier because as  time goes by, you build your credibility and reputation in your industry. You improve and slowly master your craft. What used to be such a struggle now becomes second nature.

This 2 storey house in Xavier Estates was referred to me by a client of mine. When I checked the house there were immediately 4 things that caught my attention. Here are 4 things I like about this house.

First, the open floor plan. When a house has too many partitions, it will make the space seem smaller than it actually is. An open floor plan, on the other hand, will make a house look large and spacious. The 3 main areas of the first floor of this house – the living room, dining area and kitchen – just seemed to flow into each other creating a spacious feel.

Second, the big lot area. The usual cut in Xavier Estates Phase 4 is 150 sqm. This house is a 250 sqm. Another added bonus is that it’s on the main road which is wider than inner roads.

Third, the front yard. Most houses in Xavier Estates take up the entire lot area leaving no space for expansion or for a front yard. What I like about this house is that the owner built on one side and left space in front of the house for a front yard. Now, what can you do with a front yard? Well you can always put a little garden in front or perhaps tables and chairs that you can use for weekend barbecues with the family.

Fourth, the competitive pricing. A house with specs like these usually go for 7.5M- 9M depending on the finish as well as the lot and floor area. So at 6.5M, this can be considered a good buy already. Remember that it has a lot area of 250 sqm and a floor area of 197 sqm. Plus 4 bedrooms and 2 toilet and baths.Plus it’s located in Xavier Estates, one of the best subdivisions in Cagayan de Oro.

Here are 5 reasons why it’s important to get a good real estate broker:

Reason no. 1: A good real estate broker can advise you the current market prices.
Real property is not like food or a piece of clothing that you can give away if you don’t like it. It’s a big investment. If you’re planning to have it financed by the bank, it will take a lot of time. You can get a home loan for as long as 30 years with Pag-ibig. With the banks, their maximum term is 20 years. Since it’s a huge investment you’ll need to tread carefully. This is where a good broker comes in handy. A broker can advise on the current market trends in the area. Once you know what the usual sold prices are in the area, then you’ll know whether a particular property is a good buy or not.

For sellers, a good broker can advice you on setting the right price for your property. We don’t just list a property immediately, we help our sellers come up with the right price. If the price is too high, buyers wont even bother to inquire and the property will end up sitting on the market for years. The selling price has to be competitive for it to sell fast.

A good broker usually has a list of properties for sale in his or her area. Buyers usually shop around online haphazardly. A good broker can give you a list of properties in your desired location. You can then choose the properties you want to view.

My First Rapelling Experience and I want Learned

Last Saturday, my fiance and I tried rapelling for the first time. It was the last night of Xavier University Festival Days and our Thursday Dgroup, along with my fiance, decided to drop by after our Dgroup Christmas party to witness the festivities. As we were walking around the school, we passed by the 5-story (or was it 6?) building where the rapelling was being conducted by XU AMS. I’ve never tried rapelling before so we decided to have a go at it.

So we climbed up the building until we got to the roof top which was the starting point. Tickets cost P99 each. Leo Fabre, one of the member of XU AMS, was kind enough to assist us with the tickets as it turned out the tickets had to be bought on the ground floor. Once we had the tickets, we were directed to an empty classroom for the orientation. It was pretty thorough. We were told what sort of equipment we would be using, the safety measures to use and how to actually do the rapelling. For those who aren’t familiar with this, rapelling is the act of moving down a steep incline. Or in our case, the side of one of XU’s tallest buildings.

I admit I had second thoughts but I didnt really entertain those thoughts. Now why did I want to rapel down a 5 storey building? First, I’ve never tried it before. And I’m always into trying out new things. Besides, loads of other people had done it so I was sure it was totally safe. Second, I wanted to step out of my comfort zone. Roaming around XU grounds was comfortable. Trying to rapel down a 5-storey building for the first time was not. Ever since I first visited XU days I’ve always wanted to try rapelling and so I figured, now was an excellent time to try it.

Finally, it was our turn. They hooked us up and then instructed us to step on the ledge. Then we were instructed to sit on our harness and then straighten our legs so we’d be forming an L shape. Then from that position, we just need to pull back the rope slowly with our right hand while maintaining tension with the left so we could rapel down.

What I learned from this experience was that the hardest part was actually stepping on that ledge. But once we started rapelling down, I found that it wasn’t as scary as I thought it would be. I really enjoyed it as soon as I got the hand of managing the rope. After a few minutes, our feet touched the ground safely and we just finished our first rapeling experience.

Setting goals is a lot like rapelling (for the first time). It may seem scary at first because we don’t know what to expect yet. But once we start taking action, we realize that we can actually do it. Whenever I push myself to do something uncomfortable or challenging, I find that I gain more confidence and drive. And whenever I encounter an obstacle, I look back to the past challenges I’ve overcome and I draw strength from that.

I look at life in a holistic manner. As a business owner, I need to constantly grow and improve. And I believe trying out new things helps me do that. John Maxwell’s Law of the Lid states that your business will only grow in the extent that the leader does. It can never outgrow you. And so as a leader, you must constantly raise your lid higher and higher. Trying out new things is one way of raising your lid.

In Truly Wealthy Realty, we train and coach our affiliates to be the best real estate agents they can be. We teach them to embrace growth and new experiences. We encourage them to reach for their dreams. And in order to be an effective leader, I must first do it.

My Thoughts on Leadership

When we founded Truly Wealthy Realty 5 years ago, there were only 4 of us at the helm. We did everything from marketing to accounting to office management. Actually, we didn’t even have an office yet. We just held a home office at Mitch’s house and all our records were kept in one tiny red box. Now, 5 years later, Truly Wealthy Realty occupies the entire second floor of Neri Building and we have dozens of people in the team.

God has blessed Truly Wealthy Realty so much and I’m very thankful for what the realty has become. Yet we are still so far from our goals. There is so much more that needs to be done. What I realized in my years as a real estate broker here in Cagayan de Oro is that it’s  a lot easier to be a broker than a leader. As a broker, I just need to take care of my clients real estate needs and that’s it. I don’t even think of it as work because many of my clients are such a pleasure to work with. I think of it more of as helping out a friend. But because the realty has grown, many more people have come to join the team. And now, as a Team Leader, I need to lead these people. And leading people, well, it’s a challenge.

Every person is different so you’re style of leadership for each individual must be unique. Plus, millennials are even tougher to lead. I should know, because I’m one myself. We millennials are no longer driven solely by money but also by our passions, ideals and beliefs. It’s something that baffles the past generation because in their era, to work solely to make a living was fine. But now, in our era, we don’t only want to make a living. We want to make a difference.

As I learned from one of my mentors, Francis Endaya, you need to delve in why the person is doing what he’s doing. What is his why? You need to look out for what motivates the person, what makes him tick, what drives him…You need to get to know a person on a deeper level in order to lead effectively.

Being a leader is hard because to lead effectively, you need to grow constantly. You can’t give what you don’t have. So leaders need to constantly improve their game. They need to work twice as hard and learn fast. Being a leader means you must also be self-aware. Awareness is powerful because once you are self-aware, you know what your strengths and weaknesses are. And then you can improve on your strengths and work on your weaknesses. Lastly, a good leader leads with humility. Because ultimately, leadership is about service. It’s not about lording it over people but about bringing yourself down to serve. Humility is about saying you’re sorry even if it’s not even your fault. It’s about learning to apologize when it is your fault. It’s about being accountable for your actions when you’ve made the wrong decision.

I believe humility is the most powerful trait a leader can have. Because it’s only when you’re humble that you can grow and become a better person. Jesus is the ultimate symbol of true humility. He is God and yet he knelt down to wash the feet of his disciples.

Leadership is not easy. In fact, it’s really hard. But to be able to be part of another persons growth, to be able to contribute to his success is one of the most rewarding experiences in the world. And so I will continue to be a leader – in Truly Wealthy Realty, in our Discipleship Group and wherever God calls me to lead. Because the things in this world will fade away but when you lead, you leave an imprint on the lives of people that they in turn can pass on to others.

Why you should Set SMART Goals

Goal setting is critical to achieving your goals in life no matter what they may be. We all want to achieve different things. And the first step to achievement is clarity. Once you are clear about what you want, you have a good chance of actually achieving it.

When it comes to goal setting, it’s important to set SMART goals. This is an acronym that I learned back in college and it has proven time and time again to be very effective. SMART stands for Specific, Measurable, Achievable, Realistic, Time bound.

Last month I set a goal to learn double unders by the end of November. For those who aren’t familiar with this, a double under is an exercise done on a jump rope popularized by Crossfit. Its similar to your regular jump rope except that the rope makes two revolutions per jump instead of just one. The first double under appeared in Crossfit.com in 2001. So in order to accomplish this, you need to jump higher, flip the rope faster and practice. A lot. So practice I did. I started going to the box 30 minutes early whenever I could so I could practice my double unders. It may look easy but it’s a very tiring skill to master.

I practiced for weeks to no avail. I could only do 1-2 double unders at a time and it wasnt enough. The days slipped by swiftly until it was the last week of November already. I was at the end of my timeline! Then today, I practiced double unders again and I got it. Finally.

The reason why a lot of people don’t get what they want is because they are unclear about what they really want. For instance, a common goal of most people is the desire to be financially wealthy. But rich can be relative. How rich do you want to be? How many millions do you want to accumulate? What’s the timeline? Instead of saying, “I want to be rich”, a better goal would be, “I want to accumulate 2M by Dec 2018.” It’s specific, measurable, achievable, realistic (well this will depend on how you plan to do it), measurable and time bound. Or perhaps your goal is to lose weight. How much would you like to way? What’s your timeline? What’s your strategy?

Whenever I set goals I specify what I want. Then I place a time line. Then I decide on my strategy. And then I do it. Whether it’s achievable or realistic, that’s entirely up to my mindset. I’ve decide way before that I can do anything I set my mind to. And so can you. Its also important to write down your goals. Goals become clearer when they’re written down. Then chunk down your big goals into smaller,bite size pieces. Just like in Crossfit, if you cant do the actual workout yet, you can scale do to an easier version.  The important thing is there’s progress in every workout. Whenever you achieve a goal, you gain confidence and momentum.

I apply this practice of goal setting not only with Crossfit but with every area of my life. With my work as a Real Estate Broker here in Cagayan de Oro, with our company – Truly Wealthy Realty, with my relationships with Christ and other people. It has truly served me well. I hope you can try it out too. You wont regret it.

The world is ours to create. Success comes from the inside out. Believe you can and you can.

I’ve been investing in the stock market for many years now and I thought that was enough. But since she was always traveling, she couldn’t make a decision immediately. The journey we travelled wasn’t as smooth as I wanted it to be. We hit some bumps along the way but thankfully everything turned out well. In fact, I just turned over her unit to her last week. Mike and Maria’s Truly Wealthy Story: Dream Retirement Home Purchased

What I love about being a real estate broker is the people I have the opportunity to help. Not only do I get to serve their real estate needs, I also get to make new friends. One such couple that I had the privilege to help was Mike and Maria.

Mike and Maria were first time home-buyers looking for a home in Cagayan de Oro City. I’ve been in contact with Maria for the past 2 years. So if you come from a different city or country, you need a competent broker to advice you on the current market prices.

Dindo and Marichi’s Truly Wealthy Story: Lot Sold in Less than 1 Month

I’ve always believed that that every property has buyer. But in order to sell a listing fast, it needs to be listed at the right price. Otherwise, it will sit on the market for months or even years.

I listed Sir Dindo and Ms. Marichis’ Golf Estates lot last August 2016. Less than a month after, one of our affiliates brought a buyer to their lot. They negotiated and managed to come up with a selling price that both parties agreed with. We did the due diligence and in less than a week, the deal was closed.

Marketing a listing can be tricky – especially if it’s located in a high end market like Pueblo Golf Estates. So in order to reach the right market, you’ll need to do target marketing. Another thing sellers must consider is to market at the right price. Because if the price is too high, then buyers wont bother to inquire because they’ll think you’re not a serious seller.

Mr. Dindo and Ms. Marichi were able to sell their lot less than a month after listing it with Truly Wealthy Realty because of the following formula: Right pricing + right marketing + competent real estate broker.

So how do you know if your price is right? Set a meeting with the best real estate broker you know and avail of a property consultation.
